About the franchise

Item 20 of the 2026 Franchise Disclosure Document (FDD) counts 2,310 Anytime Fitness outlets in the USA at the end of 2023, 2,301 at the end of 2024, and 2,282 at the end of 2025 (2,271 franchised and 11 company-owned). Item 19 of the same FDD reports revenue and monthly membership counts for franchised Anytime Fitness centers operating with AF Coaching and for those using the Coaching Dashboard, along with a 2025 statement of revenue, expenses, and earnings for company-owned centers. The franchisor, Anytime Fitness Franchisor LLC, is a Delaware company formed in October 2021; on April 2, 2024, it became an indirect subsidiary of Purpose Brands, and OTF Franchisor, LLC, the franchisor of Orangetheory Fitness, joined the same parent company that day (FDD Item 1).

Item 7 of the FDD puts the total initial investment for a new (start-up) Anytime Fitness center from $539,329, assuming a lease on a "vanilla shell" or "as is" space of 4,000 to 7,000 square feet. That total includes the standard $42,500 initial franchise fee for a new franchisee's first center; Item 5 lists lower fees for existing franchisees, current U.S. military members and veterans, and members of the franchisor's Club Purple and Club Platinum programs. Under an Area Development Agreement, which covers two or more centers, the initial franchise fee is called a Development Fee and is paid in full when you sign; for a new franchisee, it is $75,000 for two centers, $97,500 for three, $130,000 for four, and $27,500 per center for five or more (FDD Item 5).

Before the center opens, you buy the ProVision Technology System package from the franchisor's affiliate ProVision, which installs it; the package currently costs from $37,857, including taxes, shipping, and installation. You also fund a Grand Opening and Ramp Up Program from 60 days before to 60 days after opening, with a minimum that depends on your market tier, which is set by the population within a 3-mile radius of the center. Both costs are lines of the Item 7 table. You have 12 months from signing the Franchise Agreement to open the center (FDD Items 5, 6, 7, and 11).

Included in the franchise

One Compliance Drawing (the franchisor's layout of your center) at no additional cost for a new center
Initial training, including AF Coaching training, at no charge (you pay travel and living expenses): online courses, then 3 to 5 days of classroom training (virtual or at the franchisor's offices in Minnesota) and 1 to 3 days of in-person job shadowing

Online access to the Operations Manual; SmartCoaching tools (part of AF Coaching) and business management resources are covered by the monthly Base Technology Fee

Franchisee requirements

A $380,000 minimum net worth and $225,000 in liquid capital, per the "What It Takes to Be an Anytime Fitness Franchisee" page on Anytime Fitness's franchising site (franchise.anytimefitness.com), which lists them for its "ideal ownership candidate"; the FDD does not state these amounts
Enough capital for the total initial investment: from $539,329 for a new center (FDD Item 7)
A site the franchisor accepts; the Item 7 estimate assumes a lease on a "vanilla shell" or "as is" space of 4,000 to 7,000 square feet
Your Principal Operator must complete mandatory initial training before the center opens, in Woodbury, Minnesota, or another place the franchisor designates; if the Principal Operator is not a Principal Owner, a Principal Owner must complete it too
Buy the ProVision Technology System package from the franchisor's affiliate ProVision, which also installs it

Franchise agreement

The initial term of the Franchise Agreement is 6 years, and by the end of the fifth year after opening, you must complete, or provide for, the renovation and re-equipping of the center the franchisor deems appropriate. A franchisee in good standing may renew for one additional 5-year period by giving written notice at least 210 days before the term ends, signing the then-current franchise agreement (which may contain materially different terms), updating the center to current standards, and meeting the other renewal conditions, including a $7,500 Renewal Fee paid instead of the then-current initial franchise fee. Transferring the franchise costs a Transfer Fee of $25,000 before the center opens or $9,999 after it opens, and before a renewal or transfer you pay $550 for ProVision's inspection of your technology system (FDD Items 6 and 17; Franchise Agreement, Sections 2.A and 2.B).

Frequently asked questions

Item 7 of the 2026 FDD puts the total initial investment for a new center from $539,329. That total includes the standard $42,500 initial franchise fee for a first center, the ProVision Technology System package, and the Grand Opening and Ramp Up Program, on which you must spend at least $11,000 in a Tier 3 market, $16,000 in a Tier 2 market, or $23,000 in a Tier 1 market; a Tier 3 market has fewer than 25,000 people within a 3-mile radius of the center, and a Tier 1 market more than 50,000. None of the payments in the Item 7 table are refundable. The franchisor does not offer financing for any part of the initial investment; Item 10 of the FDD lists third-party lenders that offer equipment financing, a 401(k) rollover program, and help with SBA loans, and some of these lenders pay the franchisor referral fees (FDD Items 6, 7, and 10).

The standard initial franchise fee is $42,500 for a new franchisee's first center. For one center, existing franchisees of Anytime Fitness and its affiliated brands who are not in default pay $37,500; current members of the U.S. military and honorably discharged veterans pay $38,250, or $33,750 if they are also existing franchisees; and Anytime Fitness franchisees in the Club Purple and Club Platinum programs pay $27,500 and $22,500, respectively. For two or more centers under an Area Development Agreement, you pay a Development Fee instead, in full when you sign; it depends on the number of centers, on whether you are an existing franchisee, and on whether you qualify for veteran pricing (FDD Item 5).

Anytime Fitness does not currently charge a percentage royalty. Instead, franchisees pay a flat Monthly Fee, currently $842 per month per center, adjusted each January for inflation (Consumer Price Index). On 30 days' notice, the franchisor may replace it with a royalty of no more than 8% of Gross Revenue. The General Advertising and Marketing Fee, currently $900 per month per center, is charged in addition; the franchisor may increase it on 60 days' written notice, provided it will not exceed the greater of $900 per month or 3% of Gross Revenue. The Base Technology Fee is currently $799 per month per center and is subject to an annual increase of 10%, compounded annually (FDD Item 6).

Item 20 of the 2026 FDD counts 2,282 Anytime Fitness outlets in the USA at the end of 2025 (2,271 franchised and 11 company-owned), compared with 2,301 at the end of 2024 and 2,310 at the end of 2023.

Per the "What It Takes to Be an Anytime Fitness Franchisee" page on Anytime Fitness's franchising site (franchise.anytimefitness.com), the brand's "ideal ownership candidate" has a $380,000 minimum net worth and $225,000 in liquid capital. The 2026 FDD does not state these amounts.

After the Grand Opening and Ramp Up Program, you must spend at least $600 per month on approved local advertising in a Tier 3 market, $800 in a Tier 2 market, or $1,000 in a Tier 1 market, in addition to the General Advertising and Marketing Fee; if the franchisor conducts your local marketing on your behalf, which it may require, you also pay a one-time setup fee, currently $350. In the first year of operations, marketing materials for the promotions the franchisor requires cost $5,000, and amounts you pay the franchisor for marketing materials after the Grand Opening and Ramp Up Program count toward the local advertising minimum. Under the Club Enhancement Program, the franchisor recommends that you set aside $1,000 per month, each month after you begin operating, to remodel the center to current standards as a condition to renewing, and it has the right to require you to pay these amounts to it to hold for you. The franchisor generally holds a conference every other year, and a Principal Owner must attend: in conference years you pay a Conference Fee for one center, even if you do not register, currently $499 for early registration or $749 at the Conference, and the franchisor will not increase it above $1,500 per registration. The franchisor has not established local advertising cooperatives but may do so in market areas where 2 or more Anytime Fitness clubs operate; if it establishes one in your area, you must participate, with a contribution capped at 2% of your monthly Gross Revenue (FDD Items 6 and 11).

You have 12 months from signing the Franchise Agreement to open and begin operating your center; the franchisor expects you to have signed a lease within 6 months and expects the typical time from signing to opening to be between 9 and 12 months. If you do not open on time, the franchisor may terminate the Franchise Agreement and retain all amounts you have paid to it and its affiliates. After 12 months from signing, you must begin paying the Monthly Fee whether or not the center is open, unless you are actively working with the franchisor's real estate team to locate a site or have signed a lease with its assistance. The initial franchise fee and the Development Fee are nonrefundable. Under an Area Development Agreement, you owe $10,000 in liquidated damages for each center you fail to develop by the deadline, and if the franchisor terminates for a missed development schedule, you are not entitled to a refund of any Development Fees or initial franchise fees paid (FDD Items 5, 6, 11, and 12).
