Gym & Fitness Studio Franchises in the USA

This category lists three gym and fitness studio franchises in the USA: Club Pilates, a network of studios that offer Pilates and other exercise programs through live group and individual classes, including Pilates Reformer exercises; Anytime Fitness, a 24/7-access fitness center; and Orangetheory Fitness, studios that offer group interval training based on heart rate zones. Each listing gives the starting investment, royalty fee, and initial franchise fee from the brand's Franchise Disclosure Document, together with the space or site the brand requires, the equipment or technology the format calls for, and the training included with the franchise. Investment in this category starts from $413,289.

Frequently asked questions

It depends on the brand. Club Pilates' Franchise Disclosure Document (FDD) puts a single studio from $413,289; Anytime Fitness's FDD puts a new (start-up) center from $539,329, assuming a lease on a "vanilla shell" or "as is" space of 4,000 to 7,000 square feet; and Orangetheory Fitness's FDD puts a single studio from $764,577, excluding real estate purchase costs. Each total includes the initial franchise fee: $65,000 for a new franchisee's first Club Pilates studio, $42,500 for a new franchisee's first Anytime Fitness center, and $59,950 for a single Orangetheory studio. Item 5 of each FDD also lists lower fees in some cases, among them for qualifying veterans and existing franchisees; at Orangetheory Fitness, these are lower Development Fees under an Area Development Agreement for three or more studios. For capital, the Club Pilates entry on the "Franchising" page of xponential.com, the website of the franchisor's indirect parent company, Xponential Fitness LLC, lists a $500,000 minimum net worth and $250,000 in liquid capital; Anytime Fitness's "What It Takes to Be an Anytime Fitness Franchisee" page lists a $380,000 minimum net worth and $225,000 in liquid capital for its "ideal ownership candidate"; and Orangetheory's U.S. franchising page lists $350,000 in liquid capital and a $1,000,000 net worth among its "Franchising Candidate Requirements" (checked October 19, 2026). The three FDDs do not state these amounts, and neither do Club Pilates' own franchising pages.

Royalties in this category are not all charged the same way. Club Pilates takes 8% of Gross Sales, plus currently 2% of Gross Sales for its Brand Development Fund, and requires you to spend the greater of $1,500 a month or 2% of the prior month's Gross Sales on local advertising. Anytime Fitness does not currently charge a percentage royalty: it bills a Monthly Fee, currently $842 per center, adjusted each January for inflation (Consumer Price Index), and may, on 30 days' notice, replace it with a royalty of no more than 8% of Gross Revenue. It also charges a General Advertising and Marketing Fee, currently $900 a month per center, and after the Grand Opening and Ramp Up Program, you must spend at least $600, $800, or $1,000 a month on approved local advertising, depending on your market tier. Orangetheory Fitness takes 8% of Gross Sales, including revenue from presale memberships sold before the studio opens, plus currently 3% of Gross Sales for its Brand Fund, which it may raise to as much as 5%, and requires you to spend the greater of 2% of the prior month's Gross Sales or $2,500 on local advertising each month. Each also charges a monthly technology fee: currently $550 a month at Club Pilates, which may raise it by 10% a year; $799 a month at Anytime Fitness; and $899 a month at Orangetheory Fitness, plus a one-time $575 setup fee; the last two are subject to an annual increase of 10%, compounded.

Not from Franch Monsters, which publishes no revenue or profit estimates; any such numbers a franchisor gives you have to be in Item 19 of its Franchise Disclosure Document (FDD), and the FTC Franchise Rule makes only a few exceptions, for instance for the records of an existing gym or studio offered to you for purchase. The 2026 FDDs of all three brands have such figures in Item 19: Club Pilates reports 2025 revenue, membership, and member attrition figures for franchised studios that operated for all of 2025; Anytime Fitness reports revenue and monthly membership counts for franchised centers operating with AF Coaching and for those using the Coaching Dashboard, along with a 2025 statement of revenue, expenses, and earnings for company-owned centers; and Orangetheory Fitness reports total Gross Sales and monthly member counts, without costs or expenses, for the franchised studios that were open and operating throughout the 12 months ended February 28, 2026. Club Pilates, Anytime Fitness, and Orangetheory Fitness all sell memberships, so ask several owners named in Item 20 how many members they had at opening and a year later, and what share of monthly revenue the royalty and the other recurring fees took.

The requirements on the Club Pilates, Anytime Fitness, and Orangetheory Fitness listings do not include a fitness certification for the owner, and each franchisor gives initial training, for which you pay travel and living expenses. At Anytime Fitness, the Principal Operator, and a Principal Owner too if the Principal Operator is not one, must complete mandatory initial training, which includes AF Coaching training, before the center opens, in Woodbury, Minnesota, or another place the franchisor designates. At Club Pilates, you or your Operating Principal must complete the Initial Training Program before the studio opens to the public, at the franchisor's headquarters in Irvine, California, or another training facility it designates, with no tuition if everyone attends at the same time. Club Pilates also needs at least one person who meets its Instructor Eligibility Criteria, including at least 450 hours of Pilates instruction through an industry-recognized third-party institution, to complete the Instructor Bridge Training Program before opening; this can be you or your Operating Principal. At Orangetheory Fitness, the Initial Training Program for your first studio, currently four days, online or at the franchisor's headquarters in Boca Raton, Florida, is for all owners who sign the Franchise Agreement, including the Principal Owner.
